LEND’S GENERAL CONDITION

• The booking is accepted as soon as the Agency receives the deposit of 30% of the total rent. The deposit can be paid by postal order by bank transfer specifying the descriptions (apartment building or villa and reserved period).
If within 7 days from the booking the deposit doesn’t arrive, the reservation is annulled.
The balance of the rent must be paid at the arrival of the clients in the Agency. After the full balance, the Agency will give the keys of the apartment. 
The renter will not occupy the apartment before 11.00 of the day after without notice is for the Agency renouncer.
Possession of the flat is between 16.00 p.m. and 20.00 p.m. (make attention to summer time).
The departure is before 10.00 of the last day of holidays. The keys have to be consigned in the Agency. 

• NOTICE – Not in any case the deposit will be returned. If the guest is obliged to cancel the booking, he must give notice at last 8 weeks before the beginning of the stay. 
Otherwise, if the Agency is not able to rent the apartment to someone else, the guest has to pay the rest of the amount. 

• The number of the guest for flat must not exceed the number of beds available.

• It is request to make attention of garden furniture (if it is available) and to keep it inside the night and at the end of the holiday.
If the furnishing will be broken it must be replaced. Deficiencies in the inventary and condition of flat must be notified within 24 hours from the arrival. 

• The flat is consigned clean and in order and must be left in the some conditions. 
We require a caution of money that will be given back to the client the day of the departure after a specified control by our staff.

• Please do not throw the sink or WC objects.
Also please make sure that all sand is remove from beachwear before washing: the possible remove must be payd by the guest. 
Please use rubbish begs and deposit them in the provided bins. 

• The renter has take in good conditions apartment.
The damages to the apartment or the furnishing have to be paid by the client at the some price.

• The Agency is authorized to control the conditions of the apartment and the number of renters. 

• The apartment are furnished with refrigerator, gas-ring, warm and cool water.
Each bed one blanket and one pillow.

• The renter has to provide himself the sheets, table-cloths, towels, flat-iron and addition blankets. 

• The use of stoves, hot-plates and ventilators is not allowed. The Agency is only intermediary between the flat owner and the guest. The lease is stipulate between the flat owner and the client. 
In case of unexpected events the Agency can change the apartment with another one. The request of a specific apartment (number, floor, orientation) is accepted but not guaranteed. The Agency is not responsable of damages to the people or things, accident, thefts, losing, delays, etc… 

• The Agency is not responsible for circumstance a forcmajeur. 
Each claim damages must be addressed to the flat-owner through the agency.
The Agency shall gives is help to the resolve the problems. Requests of compensation for damages must be agreed directly.
For legal disputes is competent only the court of Venice.

• The Agency’s staff s authorized to enter in to the apartments for repairing and maintenance also in absence of the guest. 

• On making the reservation the guest strictly accepts with the above conditions.
